Purpose of the job
The Sales Manager, Investment Properties is responsible for leading the development and execution of the organization’s buying and selling initiatives in relation to the investment properties portfolio. This role aims to enhance business growth, and long-term value creation by aligning strategic goals with market trends, optimizing resources, and maximizing the financial performance of investment assets
Main Focus Areas
a. Property Market Research
o Stay updated on market conditions, property values and emerging trends
o Provide clients (internal and external) with accurate and current market data
b. Property listings and Marketing
o List properties for sale, ensuring accurate descriptions and appealing marketing materials
o Make use of various platforms (websites, social media, print) to promote listings.
c. Property Showings
o Schedule and conduct property viewings for potential buyers.
o Highlight property features and answer client queries.
d. Client consultation
o Meet with clients to discuss their property needs and
preferences.
o Offer expert advice on property values, market trends and available options
o Mediate negotiations between buyers and sellers
o Ensure satisfactory deals for all parties
e. Transaction management
o Prepare and review purchase agreements and other relevant documents
o Ensure compliance with property laws and regulations
f. Stakeholder Engagement
o Foster strong relationships with stakeholders, including investors, tenants and regulatory bodies, to enhance collaboration and support for property sales and development initiatives.
o Provide post sale or post-rental support as needed
o Communicate effectively with senior management
g. Sustainability Initiatives
o Integrate sustainability practices into property management and land development plans to enhance the value and appeal of the portfolio.
o Monitor and report on sustainability metrics, ensuring alignment with organizational sustainability goals.
Qualifications and Work Experience
First degree in Finance, Business, Economics, Mathematics or any other relevant area
• Post graduate relevant certification will be an advantage
• A minimum of 5 years of experience in financial products sales, with at least 3 years in a leadership or managerial role.
• Experience in Strategy: Proven track record of developing and executing successful business strategies across diverse sectors, preferably with a focus on property investment or real estate.
• Real Estate and Investment Properties: Extensive experience in managing investment properties, including property acquisition, portfolio management, market analysis, and
investment strategy development.
• Cross-functional Collaboration: Experience working closely with senior leadership teams, marketing, finance, and operations to develop comprehensive business plans and ensure alignment across all business functions.
• Leadership: Proven leadership skills, with experience leading diverse teams, managing stakeholders, and driving business initiatives across various levels of an organization.

Job Related Knowledge
• Investment Properties: Familiarity with real estate markets, property valuation, portfolio management, investment strategies, and property development.
• Financial Acumen: Deep understanding of investment analysis and financial risk assessment.
• Market and Industry Trends: Expertise in analysing market trends, economic indicators, and competitor behaviour across the property and investment sectors.
• Regulatory and Compliance Knowledge: Awareness of laws, regulations, and compliance issues related to property investment, data privacy, and business operations.
