Job Description
The incumbent is responsible for the overall Building Management Services, such as ensuring that the building is well maintained, and that tenants obtain the necessary services which they require.

Executes and/or coordinates an element of the facilities or maintenance service of the organization.

Plumbing

  • Plan routine maintenance and schedule work.
  • Attend to all forms of leaks in the building and only refer to outside contractors or in-house plumbers when necessary.
  • Attend to all other plumbing works in the building and only outsource when necessary.
  • Check gutters periodically – especially before rain season.
  • Check for roof leaks and take necessary steps to rectify by raising work requisition with Facilities Department via Portfolio Managers.
  • Diagnose the cause of the problem in all cases so that the preventative action is taken.

Electrical

  • Inspect lifts on a daily basis and ensure efficiency. Raise issues urgently with lift service provider and accordingly inform the Portfolio Manager and Facilities Management.
  • Inspect and ensure efficient air conditioning system and raise issues as above.
  • Replace light bulbs in all public areas as and when.

Carpentry and Structural

  • Ensure that walls, roofs, windows, doors and floors are in a good state of repair, carry out repairs where you can such as fixing door handles, hinges etc and get assistance from Facilities Management where necessary.

Security

  • Ensure that building equipment is safe and secure.
  • Carry out security measures as advised by Old Mutual Security Officer.
  • Assist in fire drills and building evacuation.
  • Ensure that tenants and building occupants are safe and secure and that they know security, fire and other building regulations.
  • Supervise security contractor on site.

Cleaning

  • Ensure that the exterior and interior of building is spotlessly clean at all times.
  • Report on any environmental problems to Portfolio Management and Facilities Management.
  • Supervise contract cleaners

Landscape

  • Ensure that the landscape contractor keeps the landscape, flowers, plants etc in and around the building in good state.
  • Ensure that landscape staff is punctual at work and that the correct staff complement is on duty always.
  • That the landscape area is kept clean and that staff and cleaners do not lounge around in the landscape area.

Public Relations

  • Visit each tenant in the building at least once per month.
  • Be courteous and communicate in a disciplined manner.
  • Ensure that you portray correct and positive image for Old Mutual.
  • Ensure good rapport with members of the public and tenants.
  • Promote and enhance good tenant/ landlord relationship at all times
